Castle & Cooke Calaveras, Inc. is the owner/developer of Copperopolis Town Square. Castle & Cooke Calaveras, Inc. is a subsidiary of Castle & Cooke which was founded in 1851. Castle & Cooke along with its sister company, Dole Foods, is a privately-held company owned by Mr. David Murdock. The combined companies make up one of the largest privately-held companies in America, with approximately 63,000 employees operating in more than 90 countries around the world.

The concept of Copperopolis Town Square is that of a mixed-use town center with a pedestrian oriented retail focus. The architecture is historically sensitive, capturing the essence of the Sierra foothills gold country. The town consists of 30 buildings with a total of 233,000 square feet combined in one, two, and three story buildings. The focal point of the town is the "town square", along with the beautiful Sawmill Creek and Lake on the western edge of the town that is being developed into an active park as part of the town's pedestrian experience. On and off street parking, wide sidewalks, exaggerated roof extensions which cover most store fronts, and planting and rest areas, give the feeling of a true country town character.

Regional Location:
The Town Square is located in Calaveras County, adjacent to Highway 4, which is the major entry point into the county from the greater San Francisco Bay Area. Calaveras County is in the center of the Central Sierras, positioned between Lake Tahoe and Yosemite National Park. Calaveras County contains several major lakes, rivers, and streams along with valleys from 100 feet in elevation to mountains that rise to 11,000 feet. Included within the county are numerous quaint towns, wineries, golf courses, winter ski resorts, and many other recreational and cultural opportunities along with a variety of residential communities.

Leasing Program:
The leasing program for Copperopolis Town Square is designed to feature a wide selection of boutique retail shops and unique businesses that are not found in other Northern California towns or commercial centers. Some other uses include a mix of restaurants, galleries, specialty grocery, an inn, and a medical building. Second floor offices and "for sale" residential lofts will also be available. Tenants will be located within the town to ensure a viable pedestrian shopping and entertainment experience with ample convenient parking for easy access.

Target Market:
The targeted customer base focuses on three areas; 1) Local Copperopolis population, currently exceeding 4,000 and a future near-term identified community plan population exceeding 40,000. 2) Tourist and regional higher elevation residents traveling along Highway 4, which currently exceeds 5 million vehicles per year. 3) Destination opportunity for the 11 million residents living within a two-hour drive.

Marketing Program:
This program provides advertising and promotions into Northern California and regional newspapers, magazines, and other media presenting the Town of Copperopolis as a dynamic location to visit, shop and live. Marketing efforts feature Copperopolis Town Square as the "go to place" of the exciting recreational wonderland of the Central Sierras and the local Copperopolis country town lifestyle. The Copperopolis town setting will be considered the base camp for being "Footloose in the Foothills." In addition to promoting the town to the primary market of 12 million people in Northern California, marketing programs are also set to attract the 25 million people in Southern California to this fun and exciting destination along with the many other Calaveras County recreational and visiting opportunities.

Management Program:
The Copperopolis Town Square will be managed by Castle & Cooke with the goal of achieving a thriving, successful business and casual entertainment environment that attracts both midweek and weekend traffic throughout each season of the year. Castle & Cooke, along with the Property Owners Association, will provide various promotions and events within the town to encourage business and participation in the town's activities. Castle & Cooke will continue to provide a mix of businesses and offerings over the years that will insure the town remains a thriving shopping, dining, and entertainment experience. One of the management goals will be to provide the town's visitors with an exciting and memorable experience that they will encourage their friends to share. Copperopolis Town Square will be the place to be in Calaveras County.

Construction started on April 24, 2006 with the goal of opening for business by early Summer of 2007. The buildings around the "square" will be the first to open with others following until the entire 30-building town is completed within the next two and a half years.
